How large an extension are we allowed

We bought a house in the Provence countryside and we want to add a room directly connected to the house (maybe for letting out to tourists).

The Certificate de Conformite says “Surfaces hors-oeuvre: Brut: 250 sq metres Nett: 160 sq metres.

The sellers agent said that meant we could add another 90 sq metres within the PLU allowences. Is this correct?
