How should I start investments in case of no previous savings in France?

I would like to buy an office for my business here in France, an entreprise unipersonnelle à responsabilité limitée (EURL), and I have saved a bit money, so I could get a bank loan for that. In that case it probably would be reasonable to wait until the end of the year for dividends and buy office after that. If I buy office for me personally and will rent it to my company, is there any limits for how much rent can I ask? Can I ask as much as I have expenses (bank loan plus all taxes and running costs) or even more or is rent limited some other ways?

Or would it be possible somehow do it in some other way which would minimize paying income taxes or overall expenses? Let’s assume I’ll buy it for my company. Is this possible and how it’s taxed then and what will happen when I finally end the company? Is it more expensive for me to buy it out somehow little by little (and remain under 15% or 30% income tax) if property prices will go up?
