Is written permission needed from landlord in France?

We will find out today if our dossier has been accepted for a new house in France. We spoke to the landlord about permission to work from home and he was OK with it in principle, but seems a bit reluctant when I mentioned getting it written down and said the agency would deal with it all. I was wondering if I needed to get this permission in writing, or will he need to sign forms when I set up the as an auto-entrepreneur business in France? Or is working from home not being ruled out in the lease sufficient?

He also said that he would give permission for us to rent out the granny flat. If we went ahead with this would be need separate written permission for this? We had not asked about renting the granny flat but I guess he was mentioning it because of the general work from home discussion.
